You are always encouraged to have your future home inspected by a licensed inspector. Inspections will be conducted during the Option Period, which begins the day after the Effective Date of the contract. I recommend scheduling the inspection immediately as inspectors can often become booked during peak times. You will also want to review the report early enough into the Option Period so there is additional time to obtain repair estimates and to continue any further negotiations with the seller.
It’s always recommended that you accompany the inspector(s) during the inspections and to ask any questions you might have along the way. A good inspector, such as those listed below working in and around the Houston area, will talk with you during the inspections and point out various features and defects about the home.
Once the inspection reports are finalized and received, we will discuss together what items are of concern on the report. We will then go to the seller requesting either an allowance, to complete actual repairs before closing, a price reduction, or any combination. The Option Period may also be used to withdraw from the contract for any reason.
